Applications are for Sterling, Colorado / NECO rental portfolio only (ZIP 80751). Out-of-area applications are not accepted. No street addresses are listed until a unit is vacant and listable.
Coming soon and waitlist
The public apply form lists two choices only: Coming soon and Waitlist. Occupied homes and units that are not listable do not appear.
Coming soon records interest for homes expected to be offered. Waitlist records interest for the next matching listable vacancy. Neither choice reserves a specific address or guarantees a lease.
Equal housing
RXC Management Co and the NECO rental portfolio observe applicable federal, Colorado, and local fair housing law. Criteria are applied consistently. An application is considered on its own facts, not on protected class.
How to apply
Start on the interest form at rxcmanagement.com/apply. Share name, contact, Coming soon or Waitlist, and size preferences (bedrooms, bathrooms, and optional square footage and pets).
Name every person who would live in the home. Each adult typically completes an application before a lease is signed.
Information must be complete and accurate. False or omitted material facts may end consideration.
Submitting interest does not create a lease, hold a unit, or guarantee approval.
Screening
When a listable unit is offered, screening may include identity, credit, rental history, income, and background as permitted by law. Employers, prior housing providers, and listed references may be contacted.
Income, credit, and history are weighed against the specific unit offered. This page does not publish a credit-score floor, income multiple, or other numeric cutoff, because those figures would not be accurate for every home.
Government identification and similar documents are requested through a screening step if a unit is offered — not on the public interest form.
Lease term
The usual term is twelve months unless a different term is stated when a unit is offered. Any shorter, longer, or month-to-month arrangement is confirmed in writing with that offer.
Rent, deposits, and fees
Monthly rent, security deposits, pet deposits (if any), and any application or screening fee are unit-specific. Amounts are confirmed in writing at offer. This page does not list dollar amounts; they vary by home and are not a portfolio-wide figure.
Any fee that is charged is disclosed before you pay it. A hold on a unit, if offered, follows the written terms of that offer.
Occupancy, pets, vehicles, and use
Only people named on the application and lease may reside in the home, subject to occupancy limits for that unit and applicable law.
Pets on the interest form are a preference, not an approval. Pet policy, deposits, and restrictions are confirmed for the specific unit.
Vehicles, parking, utilities, yard care, and similar items are unit-specific and stated at offer or in the lease.
Assume interiors are non-smoking unless the lease says otherwise.
Renter’s insurance may be required at lease signing; that requirement is confirmed with the unit.
When a unit is offered
If your size preferences match a listable vacancy in Sterling, we will contact you at the email or phone on your interest form. A showing, if available, is scheduled then. Approval, rent, deposits, and move-in date are confirmed only in a written offer for that home.
Authorization
By applying, you authorize RXC Management Co and the property owner to verify the information you provide and to obtain consumer reports as permitted by law for housing. You may request the name of any consumer reporting agency used.
